With aggressive growth in its retail division to primarily fund rehabilitative services dating back to the 1970s, Goodwill Industries of Northern New England continues to this day to create valuable retail locations in support of its many worthy community programs. Hascall & Hall was brought in as a commercial flooring consultant on one of these very projects at its inception.
The owner showed us an existing retail space previously occupied by an electronics sales retailer that had gone out of business during the unfortunate economic downturn in 2009. Even while the economy had failed to support the prior retail space, its excellent location appeared to be a great opportunity for the new retailer, Goodwill of Northern New England, to continue expanding its operations across the Northeast.
As is frequently the case with commercial flooring projects that require removal of an existing covering or substrate, there was trepidation as to what might lie beneath—just one of many such scenarios we face where our years of invaluable field experience are put to the test. The existing building floor was covered with carpeting and commercial floor tile which once removed revealed a hodgepodge of miscellaneous patches, holes, conduit, and other challenges that ultimately gave the owner great concern in trying to come up with an affordable solution for a presentable floor.
Hascall & Hall worked with the contractor, the architect, and the owner to design a commercial floor plan that would provide durability, add value to the building, and lend the store the desired aesthetic of a vintage warehouse. The owner wanted to preserve the character that certain minor imperfections can often provide, while "dressing it up" at the same time.
A semi-translucent coating with a tint of color was selected, requiring the Hascall & Hall team to commence with a combination of floor grinding and shot-blasting to prepare the surface for new floor system.
Once the floor had been cleaned and prepped, we performed repairs to the floor where the previous tenant had installed electrical outlets in the floor, as well as where interior walls had been attached to the concrete. Once this was accomplished we were able to proceed with the installation.
The flooring system consisted of both a primer and a topcoat of methyl methacrylate (MMA), which gave us a rapid cure time. This type of system is often chosen when a rapid turnaround time is important to the client, ensuring our ability to maintain a tight schedule as well as offering quick repairs if and when required following the initial flooring installation.
